Luma Seattle Unit Pricing Available

As you know, we are big fans of Luma, Seattle’s First Hill’s newest condo development, and have written about it several times before (you can see our previous posts here and here). While the descriptions and renderings of the units have been available for some time, the detailed pricing was released only yesterday. We played around with Luma’s interactive home finder (which we urge you to check out) and looked at three sample homes in the building to give you a better idea of the pricing.

First up, we took a look at the one-bedroom home on the second floor. Unit 204 is priced at $504,950. The 824 square foot home features an l-shaped kitchen, a spacious master suite with a walk in closet and a south-facing territorial view. However, the piece the resistance is definitely the terrace: 277 square feet of private outdoor living, accessible from the main living area – all for $612/square foot.

Next, we looked at a two bedroom, two bath condo about half-way through the building, on the 12th floor. Unit 1201 is a spacious 1,185 square feet and priced at $879,950 or $742/square foot. The corner home features a floating kitchen island with bar seating for three as well as pantry space, in addition to walk-in closets in both bedrooms. There is also a small, 41 square foot, balcony which might not be big enough for entertaining, but just the right size for enjoying a glass of wine.

Finally, we looked at a one bedroom, one bath unit on the 22nd floor, priced at $614,950. The 742 square foot home comes in at $828/square foot and while it does not offer any outdoor space, it does have west-facing views of downtown Seattle, Puget Sound and the Olympic Mountains The owner of unit 2205 will get to enjoy a large master suite with a walk-in closet, a dual access master bath and a spacious kitchen with an island that accommodates seating for four.

As you can see, Luma’s 168 units come in all sizes and prices, bound to appeal to a variety of potential buyers. The Purchase and Sale Agreements as well as the Luma Public Offering will be available on May 18th, giving prospective residents about two weeks to review them before homes go on sale June 1st.
