Seattle Single-Family Median Home Prices Down Slightly in Second Quarter of 2019

Realogics Sotheby’s International Realty released a fascinating Quarterly Market Update on single family homes in Seattle. The report took a look at home sales in the second quarter of 2019 – from April to June.

As far as the median sold prices of single-family properties, quarter two followed the trend from the first three months of this year and showed a decline. The median price fell from $869,000 in Q-2 of 2018 to $817,000 in Q-2 of this year. Accordingly, the average price per square foot has also declined, from $493.18 to $461.54 in the second quarters of 2018 and 2019, respectively. 

While the average market time during the first three months of this year was rather high, at 47 average days, that number was almost fifty percent lower in the second quarter of 2019. An average single-family property in Seattle sold in just 25 days, on average, in April, May and June. The numbers were even lower during the same months in 2018 – a mere 14 days. However, slightly more homes sold during Q-2 of 2019 as compared to 2018: 1,759 vs 1,712.
